BIDDING WARS GOT YOU DOWN?

The Los Angeles market place has caught fire the last cycle, as LA has pivoted to become the global it city.  More often than not, savvy sellers are listing their property for sale at the low end of the value range to maximize awareness and excitement, ultimately, creating a frothy environment for bidding wars.  Sure - price is important.  But, getting an offer accepted isn't always about the number.  It's about relationships.  It's about terms.  It's nuanced.  It takes a pro.  And, with an anemic amount of inventory out there to choose from, when the house presents itself, there's no reward for second place.  Statistically, buyers are losing at least 3 houses on their hunt before actually getting into escrow.  How many homes are you willing to let slip away before calling Ben?

I DON'T NEED A PRE-APPROVAL YET

Yes, you do.  First, and most importantly, no offer [no matter how good] will (or can) be taken seriously without a pre-approval letter.  If you're getting a loan, you have to have a pre-approval letter attached to your offer.  That means getting it all sorted it out before you start looking.  Also, it will help you to understand what price category you're in.  Often times, buyers begin looking at houses in the wrong price range.  The lender, and only the lender, can tell you what you should be looking at.  They can also prepare you for the rigorous underwriting environment we now find ourselves in.  With sellers mandating short contingency periods, the lender and pre-approval process are the most integral part of the process.   

WHO DO WE CALL?
